SKE can provide construction contract administration services. The extent of such services will depend on the client’s capabilities and wishes, but will typically include, as a minimum, the review of project shop drawings, submittals for equipment and fixtures, review of testing lab reports and site visits to review construction for progress, and quality and general conformance of the work to the construction documents. In addition, any or all of the following services can be furnished:

• Assistance to the client obtaining bids or negotiated proposals
• Bid or proposal evaluation
• Preparation and award of construction contracts
• Analysis of alternates or substitutions
• Coordination and documentation of project communications
• Organization, coordination and processing of submittals
• Regular construction field observations
• Inspection coordination
• Resident project representation
• Review of contractor pay requests
• Change order review
• Schedule monitoring
• Project close out
• Prepare record drawings

We believe that a significant number of the remodeling and replacement projects include extensive mechanical, electrical, HVAC, plumbing, and possibly structural components. We find that under these circumstances, the overall project management is better accomplished by a firm experienced in these areas, with architectural and detailed cost estimating services as subcontracts. We believe that SKE with additional team members can offer the best architectural, engineering, project management, construction management and inspection services for these types of projects.
